We're pitching for a mixed-use commercial scheme
from crowl on 07/24/2026 02:51 AMGood day. We're pitching for a mixed-use commercial scheme - retail podium, offices above, public realm at ground level. The visualisation requirements feel far broader than a residential project and I'm unsure whether studios that do apartments handle this complexity well. Should we be looking for specialists in commercial work specifically?

Worth looking specifically, yes, because commercial schemes bring requirements residential rarely does - public realm activity, retail signage, wayfinding, daytime versus evening operation. Studios offering commercial architectural rendering services handle that breadth as standard. Ask to see mixed-use work in their portfolio rather than only residential towers. Practical tip: commercial visuals live or die on how convincingly the ground plane is populated - empty public realm reads as failure, over-populated reads as fantasy. Discuss staffage density explicitly during briefing, it's the detail most often left to the studio's judgement and most often disappointing.
